Wiggins Homestays is a boutique short-term rental management company based in New Braunfels, Texas.

2. Information we collect

Information you give us directly. When you submit the owner assessment quiz, send an email, call or text, book a stay, or otherwise contact us, you may share your name, email address, phone number, mailing address, property details, the reason you are reaching out, and any additional information you choose to include.

Information collected automatically. When you visit our website, we and our service providers may automatically collect device and browser information (browser type, operating system, IP address, referring URL), pages you view, and approximate location inferred from your IP. Our host, Vercel, logs request metadata for security and performance.

Cookies and analytics. We use a small number of first-party cookies to keep the site running and may use privacy-respecting analytics to understand which pages are read and which links are clicked. We do not sell your browsing activity.

3. How we use your information

  • Respond to your inquiry, quote, booking request, or owner assessment.
  • Fulfill reservations, including guest screening and communication before and during a stay.
  • Provide property management services to owners who engage us.
  • Send occasional updates you have asked to receive, such as newsletters or direct-booking offers. Every email we send includes an unsubscribe link.
  • Keep records required for tax, accounting, insurance, and legal compliance.
  • Improve the website and our services.
  • Prevent fraud and protect our guests, owners, staff, and business.

4. When we share your information

We do not sell personal information. We share information only as needed to run the business, and only with service providers that are contractually required to protect it. Typical categories include:

  • Customer relationship tools: MarketMySTR (GoHighLevel) for contact records, messaging, and workflow automation.
  • Property management software: Hospitable for reservation management, calendars, and guest messaging.
  • Booking platforms: When you book through Airbnb, Vrbo, or another OTA, that platform collects and shares information with us to fulfill your reservation. Those platforms have their own privacy policies.
  • Guest screening providers: Third-party background and identity verification services used before or during a reservation.
  • Payment processors: Stripe and the payment processors used by our booking platforms. We do not store full payment card numbers.
  • Email delivery and hosting: Mailgun and Google Workspace for email, Vercel for website hosting.
  • Professional advisors: Accountants, insurers, and attorneys on a need-to-know basis.
  • Legal compliance: Law enforcement, regulators, or other parties when required by subpoena, court order, or applicable law.
  • Business transfer: If we sell, merge, or reorganize the business, information may transfer to the successor entity.

5. How long we keep it

We keep personal information only as long as needed for the purpose it was collected, to meet our legal and tax obligations, and to defend legal claims. Inquiry and lead records are typically retained for up to seven years unless you ask us to delete them sooner.

6. Your rights

  • Texas residents have rights under the Texas Data Privacy and Security Act, including the right to confirm what personal data we hold about you, correct inaccuracies, request deletion, receive a portable copy, and opt out of targeted advertising and the sale of personal data. We do not sell personal data.

Our website may link to third-party sites and services we do not operate, including Airbnb, Vrbo, Instagram, Facebook, and our booking platforms. We are not responsible for the privacy practices of those sites. Review their policies before providing information.
